Background of the Study
Sustainable building materials, designed to minimize environmental impact and enhance energy efficiency, have gained prominence in the construction industry. These materials not only reduce operational costs but also contribute to long-term property value. Research indicates that properties incorporating sustainable materials command higher valuations due to their durability, environmental friendliness, and energy efficiency (Adamu & Umeh, 2023).
Kano State, a hub for commercial and real estate activities in Nigeria, faces challenges such as rising construction costs and environmental degradation. Adopting sustainable building materials can address these challenges while enhancing property valuation. This study investigates the impact of sustainable building materials on property valuation in Kano State.
Statement of the Problem
Despite the potential benefits of sustainable building materials, their adoption in Kano State remains limited. Builders and property developers often prioritize cost over sustainability, neglecting the long-term value these materials provide (Usman & Sani, 2024). This research seeks to examine the relationship between sustainable building materials and property valuation, highlighting the benefits of adopting sustainable practices in the construction industry.
